New Member Orientation: California Landlord Law & Eviction Essentials
This 45–60 minute orientation course gives new California Landlords Union members a clear, practical foundation in the legal essentials of being a residential landlord in California. Members will learn the core rules around leases, security deposits, habitability, and entry notices, along with how California’s statewide rent and eviction protections (AB 1482) affect rent increases and lease terminations.
The course then walks through the eviction process step by step — from choosing the correct notice to filing an unlawful detainer to the final court-ordered lockout — and highlights the most common, costly mistakes that get eviction cases thrown out. It closes with a hands-on look at how to use Union membership benefits (legal forms, attorney referrals, legislative alerts) to handle these situations correctly instead of guessing.
By the end, members will know how to identify the right notice for a given situation, avoid procedural pitfalls, and know exactly when to escalate to a Union-vetted attorney rather than go it alone.
